Tile in King City, OR

Tile showers are one of the things we specialise in, and they are the job in this trade where the difference between good and bad work is completely invisible on handover day. Anyone can set tile that looks straight. What determines whether a shower is still sound in fifteen years is the waterproofing system behind it, and that is the part we will talk to you about first. Installed by our own crew across King City.

Tile in King City

Built for King City homes.

King City is unlike anywhere else we serve. It was built by the Tualatin Development Company from 1964, incorporated in 1966, and designed from the start as a retirement community — originally closed to anyone under 50, changed to 55 and older after the 1988 Fair Housing Act amendments. The 2020 census put the median age at 59.3, with 41.8 percent of residents aged 65 or over. The city has grown quickly of late, from 3,111 people in 2010 to 5,184 in 2020, and annexed roughly 215 acres in 2024.

In King City the specification follows how people actually live, and that changes what we recommend. Flush transitions matter more than anywhere else on our list — a quarter-inch lip between rooms is a trip hazard, so we plan floor heights across the whole house rather than room by room. Dense low-pile carpet rolls better under a walker or a chair than a plush does, and slip resistance is worth real attention in kitchens and bathrooms.

The original 1960s and 1970s housing here is single-level, which makes it good work: no stairs, straightforward layouts. On removal we are careful, because resilient sheet flooring from that era can contain asbestos and should be tested and handled properly rather than pulled up in an afternoon.

King City FAQs

Tile in King City, questions

What flooring works best for aging in place?

Luxury vinyl plank through the main areas with flush transitions, and a dense low-pile carpet where carpet is wanted. The priorities shift: slip resistance, no height changes between rooms, and a surface that rolls easily under a walker or wheelchair. Deep plush carpet feels luxurious in a showroom and is harder work to cross every day.

Our home is from the early 1970s. Is the old flooring safe to remove?

It needs checking first. Resilient sheet flooring and some adhesives from before about 1980 can contain asbestos, which is completely manageable but not something to disturb casually. We identify it, and where it is present it gets tested and handled by the proper route. We will never rip it up and hope.

Do you take on smaller jobs, like one or two rooms?

Yes. We take on smaller projects such as bedrooms or a small countertop, though there is a minimum on any job. If you are unsure whether what you have in mind is worth a visit, call and ask — we would rather tell you straight than have you wonder.

Do you repair an existing tile shower?

Generally not, and it is better to say so up front. We do not take on repair work for hard surface flooring, tile or countertops on projects we did not install. With a shower the reason is specific: the waterproofing is buried behind the tile, we cannot inspect it, and patching the visible part of a system that may already have failed does you no favours. If we built it, that is a different conversation.

Is grout waterproof?

No, and this is the most common misunderstanding about showers. Grout is a filler between tiles and it lets water through. Sealing it helps with staining and slows things down, but the thing actually keeping water out of your wall is the membrane and pan behind the tile. That is why we spend the time there rather than on the part you can see.

How long does a tile shower take?

Longer than people expect, because the sequence has waiting in it — the waterproofing has to cure before tile goes on, and the setting mortar has to cure before grouting. Rushing any of those stages is how failures start. We will give you a realistic schedule at the estimate, including the days when nothing appears to be happening.
