About Lake Oswego

Floors built for Lake Oswego homes.

Lake Oswego was an iron town before it was a suburb — the Oregon Iron Company incorporated in 1865 and built the first blast furnace on the West Coast. The city had 8,906 residents in 1960 and 40,731 by 2020, and its neighborhoods were laid down in distinct eras: First Addition early, Mountain Park and Lake Grove later. With a 2020 median household income of $127,252, it is a market where the specification matters as much as the price, and where people expect the trim work to be right.

Lake Oswego is where the details get inspected, so that is how we quote it. The older neighborhoods have narrow-plank subfloors and original millwork worth working around rather than tearing out — scribing to an out-of-square room is slower, and it is the difference between a floor that looks installed and one that looks fitted. The later hillside developments run to multiple levels and attached homes, where impact-noise underlayment under LVP or laminate is worth specifying up front rather than being asked about afterward.

We do a lot of stair and trim work here for the same reason: on a split-level, the stairs are the first thing anyone sees.

Lake Oswego FAQs

Flooring in Lake Oswego, questions

Can you match new flooring to original trim in an older Lake Oswego home?

Usually, yes, and it is generally the better call. Original millwork in the older neighborhoods is worth keeping. We scribe and undercut to it rather than shimming a floor to a wall that has not been straight since the 1920s, and we quote quarter-round or shoe only where it genuinely improves the finish.

We are in a townhome. Is there a sound requirement for hard flooring?

Attached and multi-level homes often have one, and it is worth checking your HOA or building documents before you order anything. Bring us the requirement and we will spec an underlayment that meets it. It is a small cost at the start and an expensive problem to fix after the floor is down.

Do you do stairs as well as the floors?

Yes — stairs and trim are one of our core services. On the multi-level homes common here, treads, risers, nosings and the transition at each landing are what make the whole job read as finished. We would rather do them with the floor than leave you looking for a second contractor.
