Floor removal & demo
Nobody buys a new floor because they wanted the old one removed, which is exactly why removal is where corners get cut. It is also the stage where you find out what you are really dealing with: what the subfloor is doing, whether the underlayment has been wet, and whether the material coming up needs testing before it is disturbed. We treat it as part of the job, not an afterthought.
What comes up tells you what can go down
Removal is the only point in the project where the structure of your floor is actually visible, and it decides most of what happens next. A subfloor that is flat, dry and sound means the new floor can be installed straight over it. One that has a swollen patch under the dishwasher, a dip across a joist bay, or particleboard that has been wet at some point means work that has to happen before anything new is ordered.
This is why we would rather quote after looking than over the phone. A number produced without seeing what is under the carpet is a guess, and guesses in this trade become change orders on install day, which is the worst possible time for anyone to be having a conversation about money.
In the fifty-year-old housing stock across Tualatin, Tigard and Beaverton, the most common find is particleboard underlayment that has taken water at some point in its life. It swells, it never goes back, and it will telegraph through a new floor within a year. It gets replaced.

Carpet and pad, sheet vinyl, laminate, tile
Carpet and pad is the easiest and the most satisfying — it comes up in strips, the tack strip and the several thousand staples come with it, and the room is ready the same morning. Old laminate is similarly straightforward, since it was floating in the first place.
Sheet vinyl and tile are the slow ones. Vinyl that was fully adhered has to be scraped, and tile set in a mortar bed effectively has to be broken out. Both are dusty, noisy jobs, and both are worth doing properly rather than tiling over the top and adding another layer of height that the doors then have to be cut to clear.
Everything goes with us. You should not be left with a pile of old carpet on the driveway or a skip to arrange, and disposal is in the quote rather than appearing on the invoice afterwards.

Older flooring gets identified before it gets disturbed
This is the part of removal that deserves plain speaking. Resilient sheet flooring, floor tiles and some adhesives manufactured before roughly 1980 can contain asbestos. Intact and undisturbed, that material is not a hazard. Broken up with a scraper and a grinder, it becomes airborne, and that is the entire problem.
The valley has plenty of housing from that era — King City was built from 1964, and much of Tigard, Tualatin and Beaverton went up through the 1960s and 1970s. So when we find old resilient flooring in a house of that age, it gets identified and tested rather than assumed, and where asbestos is present the removal goes down the proper route with the right people. We will never rip it up and hope.
The everyday version of the same principle is dust control. Scraping and breaking out are messy, and the difference between a tolerable week and a miserable one is containment, covered doorways and cleaning up properly at the end of each day. It is not glamorous and it is a large part of what you are actually paying for.
One boundary worth stating: we do not take on repair work for hard surface flooring, tile or countertops on projects we did not install. Removal we will happily do for anyone — it is repairs to somebody else's installation that we stay out of.

Floor removal & demo questions
Is removal included in the price of the new floor?
Yes. We quote removal and disposal as part of the job, so the number you sign is the number that covers getting the old floor out and away. The only time it changes is if we find something underneath that genuinely was not visible at the estimate, and we would talk to you before doing anything about it.
My house is from the 1970s. Should I be worried about asbestos?
Worried, no. Careful, yes. Resilient sheet flooring and some adhesives from before about 1980 can contain asbestos, and it is only a hazard if it is disturbed and made airborne. We identify it and have it tested rather than guessing, and where it is present the removal is handled by the proper route. It is manageable — it just should not be improvised.
How much mess will there be?
Carpet removal is clean and quick. Scraping adhered vinyl or breaking out an old tile floor is genuinely dusty and noisy for a day or two. We contain the work area, cover the routes through the house and clean up at the end of each day, and we will tell you honestly at the estimate which kind of job yours is going to be.
Can you just remove a floor without installing a new one?
We can, though there is a minimum on any job and removal on its own is not the bulk of what we do. Give us a call and describe it. If it makes sense we will take it on, and if you would genuinely be better served by someone else we will say that instead.
