Luxury vinyl plank (LVP) in West Linn, OR
Luxury vinyl plank has taken over the middle of the flooring market for good reasons: it takes water, it takes dogs, it takes dragged furniture, and modern printing and embossing make the good ones genuinely convincing. It has also filled up with products that look identical in a showroom and are not remotely the same floor. The wear layer is where that difference lives. Installed by our own crew across West Linn.

Built for West Linn homes.
West Linn began with Robert Moore, who bought about 1,000 acres on the west side of Willamette Falls in 1839 and called it Robin's Nest before the territorial legislature renamed it Linn City in 1845. It incorporated in 1913 and merged with Willamette in 1916, which is why the town still reads as a set of separate neighborhoods — Willamette, Bolton, Robinwood, Sunset. It grew from 7,091 residents in 1970 to 27,373 in 2020, and it is built on hills and river bluffs.
Terrain decides the work in West Linn. Bluffs and hillsides mean daylight basements, split-levels and a great deal of stairs, and stairs are the most skill-dependent part of any flooring job — treads, risers, nosings and the landing transitions are where a job is obviously well done or obviously not. We quote them properly rather than folding them into a square-foot rate.
The multi-level layouts also mean a floor is seen from above and below, so continuity of color and plank direction across levels is worth planning at the estimate. In the older Willamette neighborhood, expect the usual early-1900s realities: plank subfloors, settled framing, and trim that deserves to be worked around rather than replaced.

Luxury vinyl plank (LVP) in West Linn, questions
Do you do stair runs and landings?
Yes — stairs and trim are one of our seven services, and in a hillside town like West Linn they come up on most jobs. Treads, risers, nosings and the transition at each landing get quoted as their own line, so you can see what that part of the job actually costs.
Should the same floor run through every level of the house?
Not necessarily, but it should be a decision rather than an accident. In a split-level or daylight-basement home you see two levels at once from the stairs, so color and plank direction want planning together. Carpet on the stairs with hard flooring above and below is a common and good-looking answer, and it is quieter.
Is luxury vinyl plank really waterproof?
The plank is. The floor as a whole depends on the installation and on what is underneath it. Water can still travel through seams and around the perimeter and sit on the subfloor, so a spill wiped up is a non-event while a leak left for a fortnight is not. It handles everyday water far better than laminate or carpet, which is why we put it in kitchens and baths, but it is not a swimming pool.
Can you install LVP over my existing floor?
Sometimes, but we look first. Over a sound, flat, well-bonded surface it can be a good option and it saves the cost of removal. Over old sheet vinyl on swollen particleboard, or anything that is loose or uneven, it just buries a problem that will show through within a year. We tell you which one you have before you decide.
What wear layer should I be asking for?
It depends entirely on the house. A quiet couple can be well served by something modest; a family with two dogs and a hallway off the front door should be paying for a thicker one. Rather than quoting a number in the abstract, tell us who lives in the house and how the room is used, and we will point at the right shelf.
Does LVP feel cold or hollow underfoot?
Good LVP over a properly flattened subfloor feels solid and is warmer underfoot than tile. The hollow, clicky sound people associate with it almost always comes from a floor floating over dips that were never levelled, or from a missing or unsuitable underlayment. That is an installation problem, not a property of the material.
