Luxury vinyl plank (LVP) in Tigard, OR
Luxury vinyl plank has taken over the middle of the flooring market for good reasons: it takes water, it takes dogs, it takes dragged furniture, and modern printing and embossing make the good ones genuinely convincing. It has also filled up with products that look identical in a showroom and are not remotely the same floor. The wear layer is where that difference lives. Installed by our own crew across Tigard.

Built for Tigard homes.
Tigard is a boom town that finished booming. It had 6,499 residents in 1970 and 54,539 by 2020, and the housing reads like a timeline of those decades — Main Street commercial buildings from the 1907 to 1910 railroad era, then wave after wave of subdivision. Bull Mountain, annexed by city voters in 2004, is the hillside end of it. Of the city's 22,829 housing units, 60.9 percent are owner-occupied, which is the profile of a place where people replace floors rather than patch them.
Most Tigard jobs we quote are second- or third-generation floors: original 1970s and 1980s subdivision homes where the builder carpet has long gone and someone's 1990s laminate is now cupping at the seams. Split-levels and daylight basements are common here, which means transitions and stair nosings are half the job — get those wrong and it is the part people trip on and look at every day. On Bull Mountain the lots are sloped and the houses are tall, so stairs, landings and matching trim carry a lot of the visual weight.
Closer to Main Street the housing is older and the subfloor deserves a look before anything is ordered.

Luxury vinyl plank (LVP) in Tigard, questions
Do you cover Bull Mountain and the unincorporated pockets around Tigard?
Yes. Bull Mountain, Metzger and the areas around Washington Square are all inside our normal service range from the Newberg showroom. Sloped-lot houses usually mean stairs and multiple levels, and we quote those as their own line rather than burying them in a square-foot number.
Our house is from the late 1970s. What usually turns up under the carpet?
Plywood or particleboard underlayment, staples by the thousand, and sometimes a layer of sheet vinyl that was never taken up. None of it is unusual. We look before we quote so the number you get already accounts for removal and any underlayment that has to be replaced, instead of it becoming a change order on install day.
Is luxury vinyl plank really waterproof?
The plank is. The floor as a whole depends on the installation and on what is underneath it. Water can still travel through seams and around the perimeter and sit on the subfloor, so a spill wiped up is a non-event while a leak left for a fortnight is not. It handles everyday water far better than laminate or carpet, which is why we put it in kitchens and baths, but it is not a swimming pool.
Can you install LVP over my existing floor?
Sometimes, but we look first. Over a sound, flat, well-bonded surface it can be a good option and it saves the cost of removal. Over old sheet vinyl on swollen particleboard, or anything that is loose or uneven, it just buries a problem that will show through within a year. We tell you which one you have before you decide.
What wear layer should I be asking for?
It depends entirely on the house. A quiet couple can be well served by something modest; a family with two dogs and a hallway off the front door should be paying for a thicker one. Rather than quoting a number in the abstract, tell us who lives in the house and how the room is used, and we will point at the right shelf.
Does LVP feel cold or hollow underfoot?
Good LVP over a properly flattened subfloor feels solid and is warmer underfoot than tile. The hollow, clicky sound people associate with it almost always comes from a floor floating over dips that were never levelled, or from a missing or unsuitable underlayment. That is an installation problem, not a property of the material.
