Laminate in Beaverton, OR

Most people's opinion of laminate was formed twenty-five years ago by a shiny, repeating floor that sounded hollow and swelled at every seam. Modern laminate is a different product, with a genuinely hard wear surface, deep registered embossing and much better edge treatment. It is one of the two things we sell most of, and it is often the right call where LVP gets recommended by reflex. Installed by our own crew across Beaverton.

Laminate in Beaverton

Built for Beaverton homes.

Beaverton is named for the beaver dams that once flooded the ground it sits on — the Atfalati called their village Chakeipi, the place of the beaver. It incorporated in 1893 with 400 residents and reached 97,494 by 2020, most of that arriving after 1950. It is the largest and most varied market we serve, with 13 neighborhoods, Nike's 6,019 employees anchoring the economy, and elevation ranging from 132 to 698 feet — enough to make one side of town a different job from the other.

The name is a genuine clue. Beaverton grew on low, wet ground, and the flat older parts of the city are where we pay the most attention to moisture — slab readings before anything goes down, and a proper look into the crawlspace on the mid-century ranches. The uphill neighborhoods like West Slope drain better and behave differently.

The 1950s to 1970s housing that makes up much of the city frequently has original hardwood hiding under carpet, and it is always worth lifting a corner before ordering: sometimes the best floor in the house is the one already there. Beaverton averages about 39 inches of rain a year, so the entry and hallway are the surfaces that decide how the whole floor ages.

Beaverton FAQs

Laminate in Beaverton, questions

There might be hardwood under our carpet. Should we look?

Yes, and it costs nothing to check — pull back a corner in a closet. In Beaverton mid-century housing there is often original hardwood underneath, and if it is sound, refinishing may be the better result for less money than a new floor. We will tell you honestly which way we would go, including when the answer is that the old floor is not worth saving.

Do you check for slab or crawlspace moisture?

Always, and in the low-lying parts of Beaverton it matters. The city grew on ground that was wetland, and moisture coming up through a slab or crawlspace will destroy a floating floor no matter what it cost. We test, and if a vapour barrier or a different product is the answer, we say so before you spend anything.

Is laminate better or worse than luxury vinyl plank?

Neither, they are good at different things. Laminate has a harder wear surface and usually looks better for the money, so it wins in living rooms, bedrooms and hallways. LVP handles water, so it wins in kitchens, bathrooms, entries and laundries. Running both in one house, with a planned transition, is a common and sensible answer.

Can laminate go in a kitchen?

We would rather it did not. Kitchens have dishwashers, fridges with water lines and sinks, and the failure mode for a wood-cored floor is a leak that runs for a week behind a cabinet. Water-resistant laminates have improved a lot, but the honest recommendation for a kitchen is LVP or tile.

Why does some laminate sound hollow?

Almost always because it is floating over a subfloor that was not flattened, or over a missing or unsuitable underlayment. The plank is bridging a dip and drumming against the void underneath. Fix the subfloor and the sound goes away. It is a preparation issue rather than something inherent to the product.

Can you install laminate over concrete?

Yes, with the right preparation. Concrete releases moisture, so the slab is tested first and a suitable vapour barrier goes down before the underlayment. Skipping that step is how a floating floor over a slab ends up cupping a year later, so it is not something we treat as optional.
